Pre-Construction Planning
Pre-Construction Planning may not be as exciting as the design process or watching your home be built, but it is critical to the success of your project. Our processes and expertise in this phase are unique in our industry, setting us apart from our competition. During this phase, your project team will follow our disciplined processes and ensure all the necessary preparation is complete prior to you deciding to move forward with Construction. Following are the tasks we complete to ensure your home is built in a timely manner, to our high quality standards and at the best cost possible.
Refining Your Design
Once you have approved your conceptual design, you will work with your designer to refine your plan. This includes:
Site Evaluation: During Conceptual Design, your architect may have referenced site photos and topography maps to create your design concept. If further evaluation is recommended, your architect will visit your build site. Walking your land, your architect will consider any potential limitations and ensure your design reflects your build site’s best features. - Finalizing Layout: Now is the time to double check the design for non-structural modifications such as making sure your doors and windows are at the shape and size you want, or that your patio space is adequate.
- Interior Design: With your plan finalized, you can begin thinking about the interior design of your home. Mountain Architects will provide assistance, or you can bring in a 3rd party consultant.
- Other 3rd Parties: Depending on your project's specific requirements, it may be necessary or advantageous to engage 3rd party consultants such as a landscape architect, mechanical engineer, or lighting specialist. We will work directly with these consultants to provide the information they need.
- Review Boards: Some developments require you to submit your plans to an architectural review board, prior to building. If this applies to your project, your Design Build team will work with the board or committee to ensure your plan meets all necessary requirements.
Engineered Construction Documents
Mountain Architects will prepare fully engineered construction documents.
These documents will be used to:
- Set and maintain a build schedule for your project,
- Obtain any required building permits,
- Solicit detailed bids from subcontractors, and
- Ensure accurate and structural integrity during construction.
Cost Control Estimate
Building upon your preliminary turnkey cost estimate developed with your conceptual plans, your Construction Manager will use your Construction Documents to obtain detailed, thorough bids from qualified subcontractors. This bid information will be used to assemble your Control Estimate. When you are satisfied with your project’s estimated cost, you’re ready to authorize us to proceed with Construction.
- Subcontractor Competitive Bids: Your Construction Manager will submit your construction drawings to subcontractors within each trade category (plumbing, electrical, masonry, etc.)
- Bid Analysis: With bids in hand, your Construction Manager will review the completeness of each subcontractor’s bid evaluating pricing, quality, availability and estimated timeline for completion.
- Bid Awarding: Together, you and your Construction Manager will select and award the subcontractors that are a "best fit" for your project.
