Ensuring a Competitive Bid Process for Your Log Home or Timber Frame Home

Using a combination of builder bids and job history, your Mountain Architect project manager will provide you with the information necessary to select the best builder for you and your project.
Steps in the Builder Bid Administration Process:
- Your Mountain Architects project manager will prepare a Request For Proposal (RFP) which will include construction drawings, engineering and structural specifications.
- The RFP bid packets will be sent to prospective builders (including any you have provided).
- Prospective builders respond to Mountain Architects with their bid for completing your home.
- Information sent back to your project managers will be analyzed and compared to Mountain Architects' initial cost estimate and national averages for reasonableness.
- Your project manager will then provide you with each builders' proposal.
- You then review the reports and interview the builders you would like to consider.
- When you are satisfied in your selection, you will sign a contract with your chosen builder.
Builder Due Diligence
Price is certainly not the only factor in selecting a builder. Reputation, quality of work, and financial stability are all factors that must be taken into consideration when selecting a log or timber home builder. For the builder that you select, your project manager will review the builder’s history including: references, credit history, licenses and insurance. He will then provide this Builder Due Diligence to you, prior to signing a contract, in order to ensure that you are comfortable with your decision.
Log & Timber Structure
Following the construction of your foundation and subfloor, your PrecisionCraft team will travel to your build site and install the log & timber structure. Your selected builder will then complete your custom log home or timber frame home.
